Facilities Manager

Facilities Manager is responsible for supporting the operations teams, by planning and executing the maintenance expense, capital expense and preventative maintenance programs, through negotiation and leveraging national/regional vendor partnerships. They are also responsible for repair/replace decisions for all Red Robin FF&E.

Essential Functions

  • Manage and monitor capital budget, R&M spend and G&A spend.

  • Consistently evaluate costs savings opportunities, bring forward process/ initiatives, and assist in implementing programs to ensure that success.

  • Identify, qualify, select, monitor and develop national/regional vendors for operations to use for repairs and scheduled maintenance programs.

  • Ensure national preventative maintenance programs are in place and are effective in both cost and execution.

  • Comprehensive annual restaurant audits to determine upcoming year's capital requirements.

  • Work with operations team to develop planned capital list for the upcoming year.

  • Plan, schedule, and execute all planned capital projects on time, within scope, and under budget.

  • Provide timely and accurate solutions to emergency capital/expense needs as they occur.

  • Plan, schedule and execute all approved corporate roll-out projects, and assist other departments to create scope and execution of rollouts.

  • Acts as a subject matter expert on repair and maintenance issues escalated by operations and service providers.

  • Troubleshoot and analyze issues, determine potential and actual financial business impact, and take action to minimize impact.

  • Perform repair/replace analytics and decision making for building, kitchen equipment and mechanical systems.

  • Analyze maintenance outliers, determine the responsible part and direct action.

  • Evaluate and monitor the Work Order Network and provide guidance that meets expectations of operations.

  • Responsible for warranty of equipment and work performed at restaurant level.

  • Maintain maintenance and energy management programs within established territories.

  • Track and recognize trends in restaurant closures and work with vendors and other departments to prevent closures.

  • Manage and monitor Major R&M (repair & maintenance) spending.

  • Monitor R&M spending to budget, approve all invoices over $1,000. Approve overdue invoices under $1,000.

  • Travel with Sr. Regional Facilities Manager a minimum of once a year to make sure that we are delivering on our promises and to ensure open lines of communication and build rapport.

  • Consistently provide senior operations team with timely and communication on all projects.

  • Attend and support operations at division meetings

  • Resolve permit/license violation notices.

  • Work with municipalities and health departments to ensure that all restaurants are in full compliance with local codes and regulations

  • Act as the field contact for problem resolution with landlords or property managers.

  • Other duties as assigned.

Qualifications:

  • Bachelor's degree or industry related degree.

  • 5+ years of experience in Restaurant Facilities Management.

  • Proven experience in managing RPM programs and costs.

  • Proven experience in managing Capital improvement projects.

  • Working knowledge in all restaurant building and equipment systems.

  • Working knowledge of HVAC, Plumbing, and Electrical systems.

  • Excellent written and verbal communication skills.

  • Organized, detail-oriented and able to prioritize.

  • Flexibility and desire to work in a fast-paced and evolving organization.

Other Working Conditions:

  • Typical restaurant environment, heat and a/c, cold in freezer and walk in refrigerator.

  • Subject to outside temperature when inspecting building exterior

  • Frequent plane and car travel required.

  • Lifting- up to 25lbs frequently, up to 100lbs occasionally.

  • Lifting overhead frequently.

  • Exposed to cleaning chemicals.

  • Color and depth perception required for vision. Needs both near and far vision.

  • Twists and reaches frequently. Grasps objects to move or manipulate them frequently.

  • Stands and walks constantly, climbs stairs and ladders occasionally.

  • Listen to and comprehends instructions from vendors and coworkers over background restaurant and equipment noise constantly.

  • Frequent hand washing required.
